Mclean VA real estate sold in 2013 versus 2012 show substantial market price appreciation for single family & townhouse, and minor appreciation for condos, continuing to make this the highest average priced resale in the last 7 years, since prices slid. Unit sales for December were down versus 2012. Interest rates have been low, and coupled with an improving economy, have continued to help both unit sales and pricing.

When is the right time to sell my McLean property?


You need to understand past market performance. Assuming proper pricing, it is key to know how much competition you will have versus how many properties have sold. This ratio is known as months supply of inventory (look at the chart to the right).

When we look at the months supply over the past twelve months we see a slight slow down during the winter, but with less proportional competition. Hence, a seller has actually a better chance to sell now than in the summer. However, at higher price points, the more volatility and increase in months supply. What do these McLean real estate figures mean?


The market for sub $1MM homes have low level of inventories and sales have maintained a robust pace for the year. It is still principally a sellers market. Homes priced $1-2.5MM have normal inventory levels for the market, making it balanced for buyers and sellers. Whereas, high inventory of upper bracket homes are making it a buyers market.
 

Is McLean Virginia Real Estate a good investment?

We believe so and the facts speak for themselves, as the market has turned around from its downfall and looks strong.
Also, Langley High School (#94) has been consistently ranked in the Top 100 Best High Schools, with McLean HS coming in at #107.
